I actually do all my communication with tenants through COZY, so I have a complete and legal record of what everyone said, committed to do and completed (or not). 

Agents are horrible at communicating in my experience.

I also heard somewhere that exact numbers really help to keep emotion out of the deal because you have to only think numbers, number, numbers.  

Investing in real estate is a business and my advice is to let your emotions out of the equation and simply look at the numbers to determine if a property is a good deal or not.

I just don't know how to legally/ethically communicate this to a buyer.

This is probably universal but you have to figure out how best to communicate with people before settings any expectations.
