Don't think the credit card companies who have the liens will waive lien rights.

My only caveat would be if its a classic older home that would look stupid if you slapped vinyl windows in there, but since you're talking in the 70k to 100k range, I'm guessing that's not the case!

That margin is your safety net that doesn't require going to a credit card or family member.Once the cash starts moving, the game is on.

During the first day they had him raise the credit limit on his cards to $50k, what a coincidence...

Even if the bank doesn't require escrowing those reserves they should definitely be set aside as you go along to avoid having to put a new roof or something on your credit card because there's no cash available.

Go to your local REIA, meetup group, any gatherings where there are large amounts of people and give out your business cards.

Not a week later, Discover Card calls to ask me about the "new" application I just submitted!  

One thing to note, as an "absentee" owner such as myself, I call up AHS after the appointment has been made but before the servicing takes place, and I pay upfront a $100 "service fee" with credit card.

Hopefully, it straightens out soon my only debt is 50 a month in cards if I gave a balance no car loan nothing
