Given the $350 monthly water bill (way out of character for this area), and the fact I have not even seen what the electric bill is for hot water, lighting and heating in the winter plus the $50/month that has been paid to a tenant to "keep it clean" and the small risk that goes along with operating one of these, the laundry room is a huge money drain.

If it were to drop that 37% in the next year (not at all unlikely, IMHO), then were to resume appreciating at 3% per year driven by inflation then 10 years from now nominal prices will be right where they are now.
