Future of real estate values? Thoughts?

I have been investing for about 15 years, and have done hundreds of deals. The past few years have been crazy, I am picking up properties for less than I was a decade ago. I have my opinions on how this is all going, but I am looking for yours.

Do you think we will see a rebound in the next 5 years?

Do you think we have hit bottom?

Real estate is local, so making generalizations about the direction of the market (and whether we're at a top or bottom) doesn't really mean much.

For example, my market may be improving while yours may have another 20% to drop. Or, over the next 5 years, my market may increase 50% but yours may not move at all.

Personally, I think my specific market is at bottom, though the metro area I live in (larger than my specific market) probably has a bit more to drop. But, over the next 5 years, I think my market will improve just a bit while my metro market will probably improve more so...
