I'm going to be more active on the forums from here on out, because I have realized that this is a vital point in my life in terms of REI – my first investment may be only a year or two away, so it would be best if I engage with others on the forums. 

Do you first engage some local experts to be your boots on the ground so to speak or do you simply rely on your relationship with the borrower/partner? 

I am pretty engaged right now in SC and that of course is a attorney state and I am still trying to figure it out..

The challenge is that it doesn't need any work (seriously, it's spotless), so going the hard money route, renovating, then refinancing with a conventional loan doesn't seem like an option.

Do those rights extend to engaging a realtor to market the same property on MLS?

Babysitting is usually the thing you want to stay away from, some cities have limitations and if they comply a tenant has the right to engage in that venture.

But it's directly from the sources and not some 3rd party looking to sell your information to advertisers.If you see anything inaccurate, write a challenge letter.Don't go finance the world.

I am interested in engaging a virtual assistant to help create and email me monthly and annual financial reports on my properties, which currently consist of three SFR's and one parking lot (leased out NNN).I would like someone who is already knowledgeable in how to set up and create real estate investment financial reports, including key metrics that also reflect the applicable mortgage.  

I have not been engaged and productive at work lately because my mind is consumed with real estate.
