Looking at 5,650 - 11,300 SF Industiral/Flex on ± 3 AC• Outparcel to Home Depot Shopping Center (across the street), +-400ft road frontage facing HD, backs up to major interstate.Area is good, land is level, zoned properly and I've seen a lot of BKs across the home depots in my area (for some reason) and was thinking this is a similar setup.

In some of the dense infill builds (a house I am building in Newark), there is no where to store fill dirt after digging foundation, so you need to cart it off site, there's no room for a dumpster so all trash gets packed in the center of the house then live loaded periodically.

I live nearby and would be self managing the property / doing most repairs.My thought is that with continued inflation and undersupply of homes in Utah that the property will benefit from appreciation, have lower expenses (new construction), and strong rent growth (excellent location  near major shopping centers, stores, parks, and close to down town SLC)Main concerns are that the property may not have much more room for appreciation since we are at all time high's in Utah now.
