Specifics of the deal you're attempting to raise money forWithout any experience, you'll have to really focus on #3 and explain exactly what you intend to purchase, the costs of rehab, projected timeline for renovation and sale, projected earnings, etc.

Hopefully earning equity on the rehabs along the way, so I would be using a smaller and smaller portion of the heloc over time(or being able to go for larger duplex/multi fam properties)...Does this make sense?

You might also be able to get into a MFH using a FHA mortgage which would save you a ton of money and give you the flexibility to make any necessary upgrades while still earning expense offsetting income from your tenants.

If this is relevant for your market and operations: Assume that you will take home 1/3 of the commissions earned from a sale (which BTW is more like 2.7% per sale, NOT 6%, and really not 3% if you're taking the long view of the data).
