Rates are and have been trending upwards for several months now, but rates are still low in historical context (6.5% or 7.5% being a historic norm), so most folks are still locking up as much debt as possible in 30YF.

With residential, I just do comps in Trend MLS, but with commercial - I am a bit lost...

With new technology, I believe the trend will be the good agents are only going to dominate more.

The fact that a trend is across the whole sector makes that more likely. 

Identifiers are market trends specific to the subject home that determine the value of the home.

As investor I see both the positive trends, and a market that is getting so much attention that deals are harder to come by.Rents seem to be going up, but for how long?

And if interest rates continue to trend upon concerned that I would end up losing whatever I thought I saved in the first 10 years.

While all real estate investing is "local" if you don't see trends coming you can be caught off guard and lose your wealth.

@Marcus Auerbach I too would like to see middle income wage growth but it doesn’t seem likely considering the trends.

@Jeff Brower When I move out the property will cash flow and I am seeing those trends in interest rates.
