Sometimes a complaint could arise from something the customer did or didn’t do and may not necessarily be a negative reflection on the contractor or there could have been a delay at the county that was outside of the contractor’s control.

Since I've just updated my profile to reflect the fact that I've signed on with eXp Realty in Maine and the fact that I was very much put off by the MLM-like pitches that I got a couple of years ago, I thought I'd offer an explanation.So far, I've been with three big name brokerages - Weichert, Century 21 and Keller Williams. 

Here is one quick story from a property manager I know that reflects @Joe Villeneuve's comments. 

So they, to put it as politely as I can, fudge the use of cap rates to reflect a unrealistic value that helps them get people that want to pay them to develop ADUs.If you build an ADU:Run your own ARV. 

Many people do purchase in their own name(s), and then transfer the deed to an LLC later on, but this comes with its own set of problems, namely:Insurance coverage needs to be updated to reflect the change in ownership, which often increases your insurance costs.Lender can call the mortgage Due on Sale. 

Also Im assuming there will be a title insurance reflecting that you will in fact own the property (whether that is on the Buy side or sell side)?

Reflecting on it, that’s actually probably helpful in weeding out some contractors who aren’t as organized and tight with their processes as they could be.

Everyone wants duplexes and the pricing reflects that, making profitability difficult with interest rates.
