Is it really that important to hire contractors that are insured?

context absolutely matters. if you want a handyman to come over and install a few cabinets, you can probably take on his risk. if you have someone install a roof, you're crazy to take that liability on yourself. you want to use your insurance as a last resort in every scenario, so having the person doing the work covering their own liability is really important. for small stuff when you're new you can skirt around this to create margins a bit, but as you get bigger you want to go more legit and worry more about reducing potential downsides.

I will have to get professional quote on it, but the property does look okay from the pics(excuse my mindless assumption), not a single hole on drywall, ceilings look firm and even, floors pretty clean, no visible damage, just in need of some paint work but I did not like the kitchen cabinet)

@Robert Niosi two things one foundation and two the house was just built out of plumb to begin with.One of the builders here in Oregon was in a subdivision I was building in and they built a home that was 3 inchs off of plumb if you dropped a ball at one end it would roll out the front door... cabinets and doors all looked funky

I usually gut bathroom to studs and have plumber replace any galvanized or cast iron plumbing with pex and pvc, make sure exterior wall has insulation and plastic, check my wiring and move if necessary, install new fart fan, new drywall, tub, vanity, medicine cabinet, towel bars, usually run tile from top of tub to ceiling, new toilet, vinyl plank flooring.
