Numbers wise, I'd need a $75/sq.ft. builder on an improved (all site work, including septic and water taps provided) and permitted lot I would provide and my target would be $120/sq.ft. retail.

The fact that YOU are taking your West coast gains and leaving would give me pause if I lived on the West coast. actually my Oregon investments are pretty substantial just not in the rental realm  all new construction.. just finished a 23 home project were I sold the homes at 425k to 500k... and have a 90 lot one lined up for next year.. that will be a 50 million dollar deal.. so no I am not taking it all out of state.. although we have some pretty substantial projects in Charleston SC as well.as you know this is predominately a landlord site... and I am not a landlord.. but quite active in real estate in other avenues..

There's a wealth of information on Biggerpockets and I would suggest doing some self-educating on the different aspects of REI through the "Education" tab up at the top of the site.To be a little more specific, search for "House hacking" forums and blog posts to get a more in depth look as to how to get started with your condo and /or multifamily plan.Also consider why a condo and not just a multifamily to start...I could almost definitely say you don't need a RE company at this point.Like @Cameron Norfleet said, you could start with reaching out to a lender to see what types of financing you will qualify for.
