To me this means having a primary residence in the under $1mil range (but doesn't necessarily have to be under $500k).I will still have school aged children and need access to great schools, ideally public to avoid the cost of privateI would still value the ability to access metropolitan environments, though I don't need to live in the urban core.

The first tenants were fairly nice tenants, mom and her two kids (both teenagers) who were very helpful, showed us around their place and got us upstairs (vacant) access; however, both complained consistently about the previous (still current?)

So if paying a heloc off on your sale reduces the net proceeds that simply means that you'll either have to take out more debt or add cash of your own to meet the purchase requirement.Whats more of a concern would be how and when you access the heloc.

This allows the renters to really prequalify themselves out so we're only dealing with the serious ones.We've done quite well over the years from checking with a buyer to see if they have a 401k that they want to access for their down payment.
