I am also a licensed real estate broker with Nottingham Realty Group and I have had a lot of success helping investors (both local and out-of-state) buy investment properties, repair them, and either lease them to quality tenants (BRRRR) or sell them as a flip (BRSR).

The garage looks like you could just treat and be done with it almost.Obviously the first thought for some would be to 'run' but if the repair opinions aren't high I don't think it would be a deal breaker, unless people think otherwise?

Bear in mind, these are usually short-term loans and you will need to sell or refinance with a traditional lender once the repairs are complete, depending on your strategy.

-Duplex listed for $345K (two 3/1’s with yard .38 acre)-Now under contract for $325K (seller attempting to make $25K in deferred maintenance repairs)- My wife is broker- Currently rented for $2650 (7.1% CRate)- C+ to B- property in B to B+ location- We will manage- not much of a value add in near future, likey 6-8 years before any meaningful improvements- approx 170 MF units built 3 years ago and another 170 units starting now in very close prox. (1 Br is $1250).

I analyze deals off the MLS in Cleveland and not all of them make sense but most of them will be an easy $200 cash flow after maintenance, CApX, PM and repairs.

If you lay floors under the cabinets, good luck replacing or repairing the floors without also ripping up the cabinets (and countertops, plumbing, etc)

She told me she has 30 days to return deposit so i didnt diturb her. on the 31st day when i asked her, she said shes waiting for some quotations for repairs.
