We are interested in investing out of state, with the goal of generating consistent cash flow.

Recently I have been thinking about investing out of the state/ country.

If you have a lot of assets, W-2 and are flipping in a different state you definitely need to speak to a qualified estate planning attorney, cpa and an attorney that deals with entities and which entity to form.

You can surely find a horse property somewhere within the state to get a $$ number, it doesn't have to be with 10 miles or anything....Ask a Realtor to give you a number for rent.
