So as a compromise to the tenants comfort level I felt that rather than making them cold by me forcing them to keep it 10 degrees colder than they desire I will allow them to pay to keep it as hot as they want it.

In a work/money fix&flip partnership:The silent partner provides $1M.The working partner does all the work, including securing an additional $1.4M in financing for the LLC.The working partner keeps 2% of the capital immediately ($20k).After all rehab, fees, and finance expenses are deducted/repaid, the working partner takes 45% of net profit and silent partner takes 55%.You can assume the working partner has experience and it's not a take the 2% and run scam.

I never call it a "cash offer" (it's not), but don't complicate it with all the extra amendments and contingencies.If the buyer gets the property under contract and has to fill out an addendum that asks for financing type, I will always indicate that the purchase is financed if the buyer is using private/hard money.And I'll always include however much time is needed for financing approval into the due diligence period, so there is only one contingency in the contract, not multiple.Doing it this way allow us to be completely honest and transparent, but still give us the best chance of getting the property under contract.

There are some exceptions that allow for pro-ration such as military orders and change in job location.1031 exchange isn't possible since thats only for investment property.

You could also allow tenants to use your washer and dryer during certain times that they have to request and schedule so you know they will be using them.

It's a great opportunity for my family to have some additional income down the road.But man, it is tough telling a young family with 3 kids that aren't going to be allowed to rent the house due to prior collections owed to landlords and vehicle companies.
