Cost of debt is another factor when buying.If you get a property at an 8 cap with a debt at 4.5 fixed and instead choose to wait 8 months trying to find a property and debt moves to 5 percent fixed and cap rate to 7.5 then you have lost 100 basis points of return.

Tenant acknowledges that failure to complete the Lease Term or failure to give the proper thirty (30) day notice will damage Landlord and Landlord will incur costs and expenses including but not limited to, costs to make the Property showable to prospective Tenants that would not normally be chargeable as damages, advertising costs, time showing the Property and screening potential Tenants, delays in scheduling work by contractors or Landlord's employees, and lost opportunity costs of renting other Property.

[Had to quit my job in 2010  to care for husband ,hes had 4 strokes from then till now]Hes 68 ,I'm 62 and we are broke ,due to this deal.Realtor got a contract from local County Attorneys Office,filled in the blanks,told me I was going to make a ****-load of money off this deal.After 3 years I still receive $426.90 a month,lady has breached contract 3 times.I filed complaint 1 year ago with the KY Real estate Commission ,it has went through investigative faze and is now in mediation faze.Mean while all history of my house and length of time she listed it has been wiped out.Commission Attorney ask if I could get it.I have no clue how to get what is no longer there.Real estate lady is saying ,because we did not fill out another agreement ,she is not responsible for the bad Contract For Deed.Even though she signed as a Realtor/Broker.This is not a recovery of lost money ,but to call her into account for not protecting me in this deal.Its a sweet deal for the lady in my house.An Attorney I had to just look it over ,said nowhere in this contract was I protected.No balloon payments,she can pay me $426.90 till 2047,this must be when the ****-load is coming in.My husband and I will be dead .Any help on any of this?

There is little doubt in my mind that sometime in the future they (Congress, not Obama, as he'll be out of office by then) will make a concentrated push to "get back" some (if not all) of all their "lost" tax revenue when they start wondering how to fill the massive holes in our budget, while looking at this big huge juicy pile of promised tax free money just sitting there.I hope I'm wrong, and you just hit a home-run with your apartment purchase!

We haven't experienced with this issue before so we lost our first the eviction filing last January, because we took his payment on 23rd before the court date on Feb 3rd.
