We were able to convince he DA that my Dad was not renting to them and he tried to remove them, so now we are just waiting for the next court day to hopefully get the property "released" from the city so we can offload the house.

If she isn't out Sunday at 5 go to court house and file.Get the power company to revert the power back to owner as soon as you can.. the few bucks to do this will protect your unit in the interim.

I did not have rentals then, but will say I think the key is not to be over leveraged, 80% is way too much in my opinion, im comfortable below 60% LTV, this allows for a fairly significant retraction, and I should be able to push my rents lower if needed to keep units filled, hopefully longer than the other guy, and I can buy his at the court house for pennies on the dollar.
