If you are the seller, then your agent dropped the ball on this and should have provided better comps and information to the appraiser.

Even the successful baseball batters that are over 300 are missing the ball 70% of the time.

As far as what I would pay for it, my original low-ball of 200k is looking pretty high.

From experience, does anyone have an estimate or ball park number on how much value this will add to the appraisal/house?
