Anytime I have a wall opened up, I treat any exposed wood with Boracare.

It was a problem lot that no one wanted because there was a large hill that restricted the building area and that required a retaining wall at the bottom and a slope stability report.

There are buy/hold opportunities but I would invest in the city limits for these and avoid the areas the Turnkey 1% investors are working because you also have the Wall Street influence buying in these same areas.

The master bath had a dysfunctional 36' shower so we removed a wall, flipped the vanity and took 18x42 inches from the walk-in closet to provide a much-improved master suite.

The walls, fans, and air conditioning units were covered in fur and there is a greasiness all over the cabinets with fur imbedded in it.

Hey @Steve S. by divide I meant build a physical wall between the two garages, no way would I ever consider having an open garage in letting someone use a side for the reason you just mentioned 

Thought I'd share an update, and the costs I've hit so far on this project. Couple of pics to start things off. I have to be over there almost daily keeping up on stupid things and decisions the sub-contractors do not...

   - My first offer will be a good one and not a price we will need to renegociate unless something major is found (i.e. all the electrical needs to be replaced, plumbing, mold, etc... not carpet needs to be updated or walls need to be painted)There are other things that come to mind but these are the main points.

It leaked into the wall and into the dirt crawlspace of the home.
