I’ve been doing a lot of research on the rental arbitrage, it’s tough to find condos in south Florida where the HOA will allow STR and subleasing...

I prefer Union City south of the 495.

Ideally I would like to invest in the south wedge but “deals” in that area can be tough to find In my opinion.

Here in the Chicago market, you can find the same buildings in fabulous areas for over 1 million all the way down to 15-50k on the south side. 

If the deal is legal and the numbers work it might be a deal - or if might not.Also, don't expect a wholesaler to do anything for you or help you out if a deal goes south. 

I live in South Florida (Fort Lauderdale) and come to Tampa often to meet other women in the biz :)You're right, there is so much information about there and some great and some not so great!

David, you sure you're not from the South?

I go to the "South LA BP Meetup". 

You will find lower priced properties in Hopewell and Petersburg just south of Richmond but the rents are lower and the properties can be in VERY bad condition.
