Here could be the kicker for some too, for the market appreciation guy...he she gets to see their cash flow rise overtime, essentially getting an annual raise for his work and for the initial cash flow only guy many many times the cash flow does not keep up with inflation and essentially getting an annual pay cut for his work.

@Kevin Mouck I (very) briefly looked into Lethbridge as the house prices are way lower than Calgary and I think rent prices are still decent (my bro-in-law was renting a single family detached with single garage 2+1/2 for $1000/m, and he got it a little under market value as it needed some work and he was willing to do some cosmetic updates and sign a 3 yr lease) but the big deterrent that I noticed was the property taxes were ridiculously high.

This complex has one non-operable unit (used to work) and since i bought it, it has been only a storage room for my materials, etc. generating no income.I am debating between turning this unit (~450sqft) into a studio, rent it as storage to one or two tenants, or a laundry room?

If a borrower wants us to go over our time cap (be it 5 minutes or 45), we need that good faith paperwork deposit to show they are invested in the process too and not just wasting our time.In terms of the credit inquiry thing, I pull my own credit every 3 months at work and my FICO is still over 800.
