I've took interest in pre-foreclosure and wholesaleing with creative financing like "subject to" to hopefully get a foot in the door. 

Here's the link for the licensed schools in MA for Pre Licensing. http://www.mass.gov/ocabr/licensee/dpl-boards/re/c...I don't see any prelicensing courses coming up soon at NorthCentral Realtor  Board in Fitchburg or The NorthEast Board in Westford BUT CMAR in Auburn has prelicensing classes starting 2/20 if ya wanna trek down to Central MA! 

As for vacation homes, demand is down due to a decrease in travelers over the past year, BUT, with Disney rolling out 3 of the company's largest expansions in the next 18 months, there should certainly be a significant increase in demand.

I have an area and investment strategy in mind but when I went to get pre-approval for a loan I hit a wall - the local lender I approached told me that my DTI is too high.

It's best not to use pre printed agreements.

(This one is rolling around in NJ, only cost about $3,000 for the full wrap, and he estimates it has paid for itself 20x over...).

Here is the banks reply,"Hello there, I do have new construction programs rolling out at the end of this month, however, these are only for single family dwellings so they wouldn’t allow you to build the type of triplex or fourplex that you are looking for, I think you would have this problem with any bank.
