Would I keep the deed in my name until it’s paid off or would it transfer to the buyers name and only revert if non payment is an issue?

There are plenty of DSCR lenders out there that can assist you with the refinance - I'd recommend checking their reviews and going off of who you feel can best assist you.

The risk of course being if you find yourself strapped for cash and/or wanting to get out of real estate entirely for whatever reason, you won't have nearly as large of a deferred tax liability to pay off.
