This leaves 10% for profit, unexpected items, and holding during the flip rehab/construction.If I wanted to work for peanuts, I would not be risking my own money to do so (I was going to list some fast food restaurants and retailers but did not want to insult either the merchants or those that are working hard for those merchants - no shame in earning an honest living).  80/20 is a formula for not only possibly working for peanuts but possibly losing money for your efforts.A bad investment is worse than no investment.Good luck.

Tenant A is a restaurant and business expands and water usage goes up and the Tenant B complains that they are subsidizing the restaurant.
