@Jon Mark I hear about people pursuing hard or private money loans to purchase the property themselves, then turning around and selling on the MLS or to another buyer.

Hey Anthony, we use Regal Title right off the square.

I had to do this with a fence contractor that built my perimeter fence way off the property line when the corners were marked etc.

Every bank has nuances to their product, for instance, the one I have locks in whatever balance I have at the 15 year mark, the line of credit closes and it begins to amortize like a 20 year mortgage.

@Tyler Crowell, @Anthony Bellesbach is correct that you will need at least 20-25% saved up (or private money partners) to work with most lenders
