I think I may have been putting the horse before the carriage with my idea about jumping into flipping houses first.

I have no horse in the race, it just fun to debate it.

There are plenty of companies out there willing to race to the bottom and will negotiate down on anything to get a sale.  

All said, probably a good idea to not bite the hand that feeds, kick a gift-horse in the mouth, or burn the bridge.I dunno...maybe reply to the email with an apology, no hard feelings, and maybe it will work out for the next time?

Early one a divorce wiped me out financially; I was left with a nice home I could not sell, a new house/horse farm that was not drywalled yet and I could not move in, the construction debt from the work and a huge monthly payment to my ex to support her lifestyle in CA.
