As it is my first rental i am still learning the ropes and as @Chris Szepessy stated she has always paid the rent on time without issue now for over 6 months and it woudl really hurt to lose a good paying tenant, so i wanted to come to an even ground which i knew i should have done from the begining and will do from now on is include lawn service with the property ad include that in the rent.

I do intend on buying a replacement property with a value of at least 4.8M , using $3.2M in equity, and replacing the debt at 1.6M, or, possibly adding more cash and reducing the debt load (possibly to $1M).

got under contract for 47,000 in Cedar Rapids but missed a few things first time through. it's on a slope concrete block foundation small kitchen is added on and no foundation at all.floors are not level the floor plan is all wrong it's a 1900 build don't think it had indoor plumbing originally. so total gut job. might add I'm using hard money on this.now the good points it's on a1.13 wooded acres lot, and houses in neighborhood with 1/4 acres lot about same size age etc are listed around 200k. so any one know of a foundation contactor in CR that does that work?

I also am considering running gas to the property and just doing it right, and adding two separate boilers, but that seems very expensive.However I have another friend who said on smaller apartments his tenants dont mind electric baseboard.
