They promise great returns, they promise ten years of income, they promise a way to exit, etc.Anyone have any experience in this venue?

(Treat it like a business, I know the tenants are good but you also have a promise to pay back that note.

I am still in preliminary stages with Portland, but it looks promising.  

These actions aren't be excused..but neither are those of unlicensed brokers making promises with no ability to come through.

Visit those two markets instead of trying to look at all the promising properties available.

You don't owe any other explanation than that (unless you made promises or guarantees of some sort in the beginning). 

I know my parents retired accountant had some rentals so I plan on talking to him when I get home in January so I guess that is a start.Is there any areas in the Portland area that you see promise?

So, you tie up a property without ability to close, make promises, and then walk if you cannot assign is the scenario.
