If one person of the couple does most of the work in the business and the other person has a W-2 job, it might be best to put the LLC in the name of the person who is doing the work.If you really want to get creative (both with liability protection and with tax treatment) you will have multiple entities with different agreements between the entities (e.g., assets owned by 1 or more LLCs, management company that is a corporation, limited partnership in the family that is an umbrella entity for the others, revocable trust to eliminate probate, etc....)

I would be buying the cheapest, but not totally wrecked property in a safe neighborhood (specifically no shootings and low crime).My target tenant is likely someone who has some financial hardship but still maintains traditional Midwestern values and work ethic.

If they do not, then the cost or replacing the coverings would be a reasonable charge, perhaps one hour of labor plus costs of hardware required if they lost it, or the coverings if they don't have them.Now, if your lease agreement had specified the replacement of window treatments the contract would govern, obviously this matter wasn't addressed.The same thing applies to light fixtures and ceiling fans.

You will have two separate depreciation schedules, each on a different timeline.The key point here is that even though you have two units under the same roof, the IRS says you have two separate properties and each has its own tax treatment.
