If you have a lot of assets, W-2 and are flipping in a different state you definitely need to speak to a qualified estate planning attorney, cpa and an attorney that deals with entities and which entity to form.

You can surely find a horse property somewhere within the state to get a $$ number, it doesn't have to be with 10 miles or anything....Ask a Realtor to give you a number for rent.

I have some knowledge of whole sale real estate and need my contracts reviews to make sure they are up to Idaho standards if anyone can help me with that and also help me find a place that states local laws on wholesaling.

Their fees should get assessed back to the unit.If the CCR/Bylaws permit you to fine the unit owners I would send a letter stating, the board has voted to assess a $25 penalty per day beginning April 23, 2023 and continuing every day until proof of insurance is received.
