If you are wanting to invest here and live out of town, I recommend interviewing property managers--they are often a one stop shop bringing you deals, viewing deals on your behalf, managing your property, maintaining it and they are a licensed realtor.

@Alexander Felice  I too had the same issue...I had car insurance with them, but found better deals for that elsewhere.I recently shopped around for rental property insurance (Landlord Insurance) and found they are a lot cheaper than NREIG and others.

At an extra $80/month taken away from my capex, that would help mostly townhomes, in the area that’s attactive with shops and good schools, look more appealing then the ~$140/month cash flow i would be looking at without that factored it.

I was and have been funding flippers there.. its better than It used to be.. but heavily dependent on American auto .. when American auto is doing well they are.. when it suffers your rentals will suffer..
