The ubiquity of the mobile home park  in the American landscape and the insecurity of life for residents there begs a fundamental question: How have we allowed one of the country's largest sources of affordable housing  to also be one of the most risky?"  

I am flying up to Detroit soon to meet up with a local realtor and really would like to speak to someone who  has created a rental cash flow and/or flipped properties.Please do NOT provide complaints nor negativity about the city without any real info but sincere constructive feedback, good or bad, regarding the Detroit rental landscape(not what your read or heard-word of mouth).

I plan on doing some landscaping work, as kris mentioned interior cosmetic upgrades, some patio work and appliances.

The legal landscape alone is daunting to those paying attention to existing laws and proposed legislation. 

Many board members rent on STR platforms.Our HOA fee covers things like Internet, cable, some insurance, water and landscaping, alleviating us from utility bills and weeds.

If you have the time, a permanent ground cover, like grass or other landscaping, is ideal. 

Not including roof, HVAC, windows, replacing plumbing, new panel/rewiring, landscaping, major cleanout or any major configuration changesAlso it's going to vary depending on if you are paying a GC to run the job or subbing everything out yourselfAgain, just a rough rule of thumb for your standard, 400-450k ARV or so cosmetic rehab

Interior design and landscape/hardscape would be cherry on top. 

I would also request they take some pictures this weekend as it is supposed to be beautiful, but without any grass or landscaping, it may be a waste of time.  

I am thinking of improving some of the landscaping at my rentals, and this gave me food for thought :)We are planning to take out two apple trees in my yard and will replace them with two more apple and two cherry trees.
