If it's your closing company, you shouldn't have any problems whatsoever pushing through the closing in the next three weeks (assuming there are no surprises during the title search).If you're using the seller's closing company, it really depends on how busy they are and how high they've prioritized your file.If you really want to close on schedule, call the closing company tomorrow (or have your agent do it) and find out where they are in the process, and then call every day to follow-up to ensure they are making progress.And, in the future, use your own closing company if closing on schedule is high priority...it makes things a lot easier and MUCH faster...

Suburban to rural can be great investments if you do your research and know what is going on and helps especially if the local economy has many types of trade propping it up.This way if one leaves or fails the government can usually get something else in to cover the shortfall.There are many,many other things you can check as well that you do for planning on larger commercial projects.For house rentals I don't think it's necessary to go real deep with it.

If all you're doing is painting walls, installing flooring, and new countertops, then you may nott really need all that management... or those guys may not be doing as much as they would otherwise be doing.However, when you cross over into really large projects where you've got multiple different trades in and out, lots and lots of material purchasing going on, a dozen different checks flying around at any given time, and above all else a house plan that needs to be translated into bricks and sticks correctly THE FIRST TIME, then having that much management becomes, IMO, essential.So to answer your question, I outsource my foreman and act as my own strategic manager.
