Don't get me wrong, there are some great VAs out there, but you have to find them, train them, monitor them and pay them well for them to produce anything above mediocre results. 

we use property preservation companies and they charge anywhere from $20-$50/photo depending on quantity and location.also provide you with a report on the property as well. 

I rent nice places to renters all the time and they take good care of the property, pay rent on time, communicate well, etc.

For buyers or their brokers with well capitalized investors, inquiring directly for verification of a property whether it has an assumable note is good practice while interest rates remain elevated. 

I'd love to get some info about the Philadelphia market as well.
