I am looking at the following cities:Stockton, CAFresno, CABakersfield, CADallas, TX area (Dallas, Irving, Garland, etc.)Detroit, MIGrand Rapids, MII am looking on Redfin but I can't get the math to work out on any of the rentals, my ROI will be no more than 1-2%.

Oh one more things A great Management company ,are worth they weight in gold.

I currently have my contractors license and work as a project manager for a local manufacturing company and she is a Professional Engineer for a local concrete testing company.We plan on operating out of West Michigan, in the areas of Kalamazoo, Otsego, Plainwell, Allegan, Southern Grand Rapids, out to Holland and down the lake shore.

Due to the rapid rise of rents in my area, and also  rapid rise in expenses I am expecting to do at least a 10% increase for existing tenants this year. 

Also you mention listing prices - Active inventory should not really be given as much weight as pending and closed comps.

Too many have collapsed with the weight and can become a liability for a rental property.

A good property manager is worth their weight in gold!

Back in the 1980s and early 1990s we used to say that hardware architectures change and evolve fairly rapidly.
