The client would say your right .. and I would say.. well I know you would not be that way and if you don't like it you would just tell me straight out so you don't waste your time with me>>> Stock answer" for sure we would we are that kind of person" when in fact virtually no one out side of NYC is that kind of person :)... you would be surprised once you do this that you just cut your time wasting down to next to nothing.. and then I would say.. but if you like it I to want you to say so .. so we can dig into this and I can answer all your questions and then if I do that to your satisfaction I EXPECT TO DO business.how does that sound..

I drive through every neighborhood and look for the ones that look abandoned, but I'm trying to figure out other strategies that are more efficient rather then driving through each neighborhood and wasting time and money that I could be putting towards something that is more efficient and gives me better feedback.

For me, I keep my debt load low (by buying using Subject To instead of using banks), I make sure each of my properties cash flow above average ($500 or more positive cash flow per month) and that they will still be a good choice if the rents drop (which I think for the foreseeable future they will continue going up).

For me, my contractor actually has an onboarding system where they load the work, upload videos and pictures, and I can do that even if I weren't out of state.
