If they refuse, suck it up and go through the painful process of eviction so it's on their record, you get a judgment and (maybe) get some money back, and both you and the tenant learn some valuable lessons so this doesn't happen again in the future.This will teach you a valuable lesson that (hopefully) will encourage you to be more vigilant in screening and lease enforcement instead of letting problems get so bad that you have to evict.

Because the properties are more valuable together I would look at making a single loan secured by both.

This particular property had been updated with new steel siding, windows, facia/soffit/gutters/downspouts, doors, and a couple units.

I can find what things are currently going for through websites like Zillow and Craigslist but I'm also curious to know what things actually rent for in the area.2nd - I have some buyer's whose property manager told them if they wanted to get top value for a rental that they needed to replace all of the appliances with Stainless Steel and replace all of the countertops to Granite. 

They are more likely to see it immediately.Text is also valuable when trying to get a better idea of the issue in many cases.

So become very valuable in that sense, that you can turn properties around and make them money and you will find the money
