I was expecting it to be simple patch work but it requires either capping stairs or replacing them fully which is a bit more than I was budgeting for.I need the permits before I'm willing to close so I'm not stuck with a bunch of other unexpected cost to obtain occupancy permits and paying for repairs before closing is a bad idea based on previous posts and everyone else I spoken to.

Then you can use the appraisal the same way I suggested you use the tax assessor numbers.Don't be surprised if the appraiser looks at the high cost of vacant land to arrive at the same (or nearly the same) ratio of land/improvements that your assessor used.Even if you use the numbers you have, 110K in depreciation over the course of the next 27.5 years is sheltering 110K in net rental income from your income taxes.

Again, I'd be obligated to perform the sale, if the buyer defaults and causes the termination of the agreement, I can continue with life.With all the stuff dreamed up by gurus, I'm surprised they haven't made a product out of these matters, but that may shoot them in the foot on the other stuff they pump out, probably the reason why

Alex - you may not need an attorney, or at least not just yet.I would think a CPA would be able to advise you on the pros and cons of one entity versus another, so I'm surprised your current adviser was unable to provide this information.Currently, my team includes a bookkeeper, who works for me one day a week, two CPA's, six (6) attorneys who do everything from basic filings to litigation, as well as a pension advisor group.Attorneys, like plumbers, can get expensive very quickly.
