You'd be surprised at the number of calls you get from neighbors and people driving by looking to get information on the property, but that can ultimately turn into an opportunity for you.That said, don't put out a for sale sign until the project is complete.

My ultimate goal is to build a mostly self sufficient process where I am using as little bank lending/HML/PML as possible.

A number of reasons: you don't know your ultimate buyer and how they plan to use it - a vacant property  gives them more flexibility.

There is free book on the site the ultimate guide to real estate investing which is wonderful and the calculators and the forum are just the best. 

I've spent the last week, or so, digging around the site and trying to read through what I could (started with the Ultimate Beginner's Guide, which was a great starting point), and listened to a couple of the podcasts.
