They were able to dry out the house and save the new carpeting, and maybe half the padding.

If I send him a DM and it triggers a thought in his head: "Hey, maybe I should sell".

Even if it is the only bathroom, drying paint isn't going to render the bathroom unusable.  

Again, I honestly feel the only reason I was able to rent it out in the first place was that the previous renters pulled the trigger sight unseen from Michigan.

However, during the last walk through today we discovered more damages to the dry wall in the garage which was covered earlier by their furniture and wasn't caught by us or even the inspector and they haven't put this in the disclosure either.
