One possible solution, if it's an ancillary bathroom is to remove what's there and install a one-piece surround with tub.

IMHO, they are actually more "real" NY because of the mom and pop bodegas tree-lined streets, funky restaurants and true long-term residents who add a sense of place to our neighborhoods.

I am not suggesting doing this for the roof but two ways to convert insoluble iron oxide( rust ) to a soluble form that is removed with a water rinse is to use either oxalic acid ( 5% solution on the rust for about 30 minutes( can wet towels so it adheres and does not run off) in water or a commercial product called "Iron Out" which is sodium hydrosulfide I think.

and if you can trim back that tree, you may have fewer leaves falling directly into it...could be the angle but it looks very close, almost overhead....they make all types of screens but I like to just clean them out and like see where it is clogged or filling up and how it flows That deciduous tree I would trim way back or even remove if a rental...best of luck
