This little town is on the coast and a lot of my clients are either snow birds in the winter time or families out of Atlanta in the summer.There are a lot of things to be careful of and below are a few1) Most all of your tenants will be lower income.2) You have to be tough as nails, if they cant pay they have to leave and i suspect you will be left with a problem on your hands.

However, the CARES Act absolutely pulled the rug out from under landlords and overrides decades of landlord-tenant legislation and case law at the state level, as well as hundreds of years of basic contract law, by banning evictions for non-payment of rent for 120 days.Under this Federal Law, a tenant who stopped paying their rent in March would have no repercussions whatsoever until July 28th, at which time the landlord can issue a 30-day notice, wait the required 30 days, and then get in line to wait for a court date with an overwhelmed local court system in hopes of regaining possession of their rental unit.Even the best prepared landlord would have a very tough time weathering six months with no rent and no recourse.
