I saw your PM just now- thanks for reaching out @Jarred Sleeth  Always glad to connect and add value to my network.I have actually been in the talks for a few properties now that I have put offers on with @Andrew Michael as the funding partner.  

Maybe set a routine to 30 min-1 hour a day researching your market, listing to webinar, attending a meet up group, talking to agents, making offers, ect. 

The individual I've been talking to is mostly involved in Commercial, but was talking to me about using it for residential, which is what I'm involved in. 

I just wanted to be precise what I am talking about.

I talked to one of the neighbors who has a relationship with the lady and apparently, the lady hasn't mentioned anything about actually leaving.  

I recently began renting a unit in a five unit multiplex and somehow want to talk my landlord into selling me the place, where I would continue to live for free and collect rents!  

If someone comes to me, I'll send them your way.If you need help in your search or want to verify something don't hesitate to ask.For example: I have clients worldwide and things are just as easy as I e-mail them, talking on the phone.

Use the old pictures from the MLS on Zillow and talk to your agent to see if he/she can get the sellers agent to ok you showing the property, if your agent accompanies you.
