@Tim JohnsonThere are essentially two ways (and a few variations) to purchase this deal, depending on how the owners are selling it:As a going concern:  In this instance you are buying the business, so it is the business you evaluate: assets, liabilities, revenues (historical: 3 - 5 years), operating costs (historical: 3-5 years), future financial projections, goodwill, etc.    

@Theo Sengat that purchase price, you're probably looking at either a major rehab, a more challenging neighborhood, or both. 

Purchase price: $200,000 Cash invested: $70,000 Wife and I finally pulled the trigger on this duplex.

Purchase price: $125,000 Cash invested: $20,000 I love duplex's.

@Eric MartelMr Martel, with the significant jump in interest rates the last several months, are you still finding buy and hold investors to purchase the properties after the flippers have done the rehab and placed a tenant?

I have purchases about 100 from tax lien sales, 

Specifically Monroe county.

Purchase price: $180,000 Cash invested: $225,000 Current flip.

I have enough cash on hand to purchase and cover renovations but im not sure if I should do that or conventional loan?
