Luckily, the zoning and building department allowed me to keep it at no penalty, because I could prove it was there when I bought it, but I learned to check for building and permits for any unusual or even just newish features on a property.

The trick is in selecting the right comps, in which case you'll be looking at solds in the last 3-6 months, that are in the same neighborhood, that are as close in size, features, and appearance as you would like your subject property to be when you're done fixing it.

But even that isn’t really important.Make sure comps are similar in age and features and make adjustments for any differences between your property and the comps.

I am using BP for almost two years, and I always posted or searched for recommendations on:accountants, lawyers, wholesalers, agents, contractors etc...I really think it would be an amazing feature, where we could filter down to those people by area and field so it would be much easier to find great people.I know that in this way we lose the connections in the forum posts itself between people, but those people could recommend the contract in the table above as well.What do you guys think?

Click the "More" button in the "Features" section of the listing and you'll see rent per unit (note the "More" button hasn't been working in Chrome for me for about a month, but works fine in IE or Firefox).Not all sites pull that data from the MLS and a lot of MLS feeds don't send that across so you'll have to get it from an agent, but realtor.com usually has them in Colorado.
