What would you require if I looked at your property and wanted to sign a lease? 

The sign is in yard but it hasn’t been released they realtor must open it up to public correct?

Our residential real estate agent, in her office, had a recommended rental management company, and so we signed up with them. 

I've also got a title company I'm literally doing a QCD with right now (I just signed the paperwork about 5 minutes ago).

You should have had a notary there when you signed your certification of trust and you would present the certification of trust to the bank.

@Aaron Klatt I have yet to determine whether or not vacating the property is going to be challenging or not.The Update:-I have signed the purchase agreement which will close this property in 10 days, all cash deal, I bumped the purchase price up $800 to appease the seller with the rent request, I will inherit the tenants.

The title companies also seem to have little idea of whats going on and told me they would have to disclose my profits even if I used the transactional funding to close then resold to the end buyer.  

Then they signed a $10MM deal to consolidate the mortgages.
