Hello all, I'm currently negotiating some seller financing deals in Wichita KS. I was hoping to get some input on any real estate attorney's in the area. Just some names and I'll vet. I figure this is better than jump...

Seeking advice from those who have done fix and flips.

Also, not sure how this mixes with the tenants rights to privacy...I honestly don't know but would seek advice on that front too.  

@Nicholas Corey  A lot of it is understanding your current market, what rents are going for and what people are seeking. 

Or if there is no note as others have said look at your agreement if there is no clear call out for interest only on drawn funds you may be stuck paying interest on the whole Mary Ann regardless of if you draw it all or not.. and or you if there is no prepay penalty just pay it off On Monday and add 3 days of interest and start over. 

I’ve read several articles here on BP about LLC and have some base knowledge about them but I wanted to seek more expert advice here regarding how we can get started with them, some uncommon things about LLCs or incorporating in Delaware that we should know, and other things.

You will find that most don't have a buy up option (less points with higher rate) the 3 points you were quoted are like a prepayment penalty in reverse- charged up front. 

In my case, at 5% down, I’ve got a great low APR% loan that requires no refi long term (unless I seek equity cash out).
