Unfortunately being "understanding" of hardships or being too accommodating can get you screwed in this business if you are a people pleaser. 

And don't ever screw around with safety issues.

We're planning on obtaining a short term HML for the purchase and rehab so want to make sure we don't screw ourselves once it's time to refinance.

In my lease I have the following:(d) No spikes, adhesives, screws, hooks or nails, or the like may be driven into or applied to the walls or other surfaces without our prior written consent except that small nails may be used for hanging wall decorations.

Although I consider several small nail holes in the wall for hanging pictures "normal", I do not consider 1/4" holes for lag screws as normal nor a 3x3" cut out for passing cables.

Remember , just as many contractors have been screwed by customers .  

If not for that, I'd be screwed.
