I've gotten a few bought  this way........When you have nothing to lose.......its hard to lose.Do NOT close on this property before satisfied, after closing you'll have to argue your disagreements in front of a judge..not good.

I am mostly curious to see how to acquire a property for a lower price than similar units that have the same NOI (thus being able to satisfy the 1% rule). p.s. what do you look for when evaluating a deal?
