I'd paint the rails and vertical pieces white and the deck a brown color.

I prefer the darker wood colors but the grays look attractive as well.

Climate change is also why the insurance costs rose so significantly. 

You may end up not pursuing the deal, but it's better to blow some funds and find a problem big enough to make you walk from the property than go in with rose colored glasses and end up in a bad situation.  

How they look is more important, they need to match each other in color, and obviously stainless steel is 'in' right now.The only exception would be if this is a high-end area where all your competition is using GE.

A lot of projects now have different colors for the walls and bases.

Keep in mind that this tenant is showing her true colors now that she feels she is under some stress.
